You don’t need to wait for an offer only to have the inspector come back with a long list of minor repairs. Enlist a trusted inspector before even placing the house on the market. Walkthrough with them and discuss what needs to be changed. Chances are there is a minor leak you didn’t know about, perhaps some mold, or a hole that can easily be patched and won’t lose you money during the sale.

If you own a home and plan to resell one day then when it comes to replacing larger items along the way be sure to upgrade to energy efficiency. You will pay less on utilities in the long run and gain more in equity. Energy efficient windows, heaters, or appliances are a big sell to potential buyers and worth the initial cost.
