Yes you can have renters in a property that is secured by a VA guaranteed loan. There is one stipulation when it comes to having renters and a home that is secured by a VA loan and that is that the veteran must have occupied or be currently occupying the property as his or her primary residence. For example, if you are going to buy a home with a VA loan you must sign a document that states you intend to occupy the property as your primary residence.
Should someone buy a home on a VA loan with the intention to live in a house and then their plans change, you could legally put renters in the home and go buy another house. In most cases as long as you keep the VA mortgage on your property that has renters in it, then you will not be able to buy a new home with a VA loan. Until you pay off the existing VA loan is normally impossible to get another VA loan.
